New Year, New Home

The new year is here and it is going to be a big one for Symphony Farms. Are you ready for a new year in a new home?

You’ve probably already noticed some excitement around our entrance. We broke ground on the long-anticipated amenities (which will be ready later this year) and have a handful of homes framed in Phase Four of Symphony Farms, the most distinctive community of new homes in Gardner, KS. 

These are two huge steps toward offering the unique and upscale lifestyle we want to give our friends and neighbors in Gardner—and hopefully a small part of the planned expansion this decade. 

Where do you fit into the timeline?

It may surprise you with our fickle Kansas City weather patterns, but winter is the prime time to start shopping for a new home. This is especially true if you are looking to move into the highly-regarded Gardner Edgerton School District before school picks back up in the fall. 

Shorter commute. Even if you already live in Gardner, we might be able to help shorten your commute with Pioneer Ridge located in the heart of our community. You would also have a short, two-mile trip to the high school for the older kids. 

Save money. Buying in January or February can also save you some money on construction. Lock in your contract before suppliers and trade partners increase their prices in the spring. 

Get a low mortgage rate. You may also benefit from low mortgage rates in the slower selling months. As a matter of fact, on January 22, a 30-year fixed rate mortgage reached an astonishingly low rate of 3.667%— down more than a point from this time in 2019—which could save you $134 a month ($1,608 a year) on a $350,000 home.

When can you move in?

Your move-in date totally depends on how you want to shop. We have a few spec homes under construction in our new phase of Symphony Farms. You still have time to choose colors and move in by April if you sign a contract in the next month. 

A custom built home will take a little longer between plan drafting and permitting. With a quick start, however, we can get you moved in by this fall.
